Pest inspections and Building Reports – Are they worth it?
Over the last few years we have noticed an increase in the number of requests to place a condition of the contract of sale that a pest and building report be done, prior to the contract going unconditional.
The cost on these reports, conducted by professional inspectors can range from $400 to $700, depending on the level of reporting that you require.
Like an RACV car inspection, a house has many areas that such a detailed report can pick up any matters that require your attention. We generally believe they are worthwhile for certain homes, but keep in mind that a lot of our period homes have many small defects given the age of them 80-100 years. In other words it would be unusual for a period home not to come back with a report that highlights areas of concern, or need to repair.
For example last week a building report came back that there was a small amount of dampness in the roof/ceiling in a main bedroom of this 1900 Victorian home, and this was due to a blocked gutter outside that meant water could not escape. This problem could easily be fixed and the buyer completed the purchase of the home in the suburb of Newport.
Other areas of concern in these reports are raising damp, white ants, the need to re-roof and of course the need to re wire. For more information please contact the REIV for a list of qualified inspectors.
